Modular Panels Provide High Efficiency Envelope for Mass Timber Housing
Retrofit Vendors Flynn Canada, Stantec, and PCL deliver a high efficiency multi-unit residential, the YK50. Stantec provided design services, PCL acted as General Contractor and Flynn utilized their Speedwall envelope system.
The six-storey mass timber housing development is the first project in the Northwest Territories to combine cross-laminated timber construction with a prefabricated building envelope, marking an important milestone in northern construction.
Building in Northern Canada comes with unique challenges. With a short construction window before winter conditions limit access, the project required careful planning to ensure that Speedwall modules were shipped and installed during the summer months. The entire envelope installation was completed in less than a month, making coordination, logistics, and execution especially critical.
Designed for one of Canada’s harshest climates, this Speedwall envelope delivers the durability, energy efficiency, and long-term performance needed to withstand extreme northern temperatures.
